For the Building
Reservation Fee 50,000 THB

Upon signing the contract 50%

Completion Guarantee
The developer guarantees that each building will be completed not later than 12 months from the start of construction.
Construction will begin when 40% of the units are reserved and the buyers have paid the initial 20% deposit.
If a unit is not completed at the end of the 12 month period and is delayed for more than a further 60 days, a penalty of 1% per month of the total paid amount at that time will be reimbursed by the developer.
If the buyer is late making a payment, an interest penalty calculated at 1.25% per month will be applied to that payment amount by the developer.
Service And Management Fee.
The maintenance fee is low. The first 5 years fees are fixed at only 25 THB per m² plus a 1,500 THB monthly membership fee (no obligation) if you wish to use the Club House facilities and Wireless Internet access free of further charge.
Additional Costs.
Electricity meter - 3,500 THB.
Sinking fund - 20,000 THB.
Title transfer costs - approx. 2%.
Rental Return Guarantee For Investors.
If you buy to rent a 'Tropical Beach' Condo unit/s with full furniture and decoration package, the developer offers a guaranteed annual rental return of 7% over 2 years or 6% over 5 years and also the use of your property for 14 days each year (excluding Peak Periods). Extra days are available against a reduction of rental guarantee payment.
