BEACH PROPERTY PRICES - FORESIGHT AND OPPORTUNITY.

Despite the recent catastrophic global economic crisis, it is projected that within Thailand as a whole, beachfront land, condominium and house prices will rise by around 10% on average within the next 12 months. Unless you are incredibly wealthy you can forget the dream of owning your own piece of paradise within the key Thailand holiday resort locations. Land plots on Phuket Island's west coast are currently selling for between 20 and 50 million baht per rai and on Patong Beach you can expect to pay a staggering 200 million baht per rai. Poor old Koh Samui Island is trailing slightly at an average of ‘only’ 15 million baht per rai depending on location and size!

We have a friend who visited Koh Samui Island for the first time only 25 years ago. He was offered one rai of beachfront land for a mere 7000 English Pounds (approx. 320,000 Baht) but he did not have the foresight to make this investment in a land so far away from his native country. Don’t forget that at this time Koh Samui was not quite the commercialised hot-spot that it is today. We don’t have to say how our friend feels about his bad decision now!

The point that we are trying to convey is that having foresight is what investing in property overseas is all about. You also need the opportunity to exercise your foresight and unfortunately these days such opportunities do not arise too frequently. However, in Rayong Province the opportunity to safely invest in real estate, enjoy it and quickly prosper is currently an exciting reality!

Hat Mae Ramphung beach is remarkably still a relatively unknown and undiscovered gem of a resort. It is hard to believe that although it is only 80km from world famous Pattaya, many foreign visitors to eastern Thailand have never before heard of it.

The VIP Condominium is situated on beautiful Hat Maerampung Beach (this is also locally known as Hat Maeramphung Beach or Hat Mae Ramphung Beach) and it is without a doubt the finest condominium complex to be found anywhere within lovely Rayong province. It is a truly awesome modernistic beachfront structure boasting 32 levels and more than 500 accommodation units of various sizes.

The VIP Condo has a really efficient and very innovative management team and the building and all of it's facilities are constantly maintained to an extremely high and up to date standard. The management are always willing to listen to new suggestions submitted by unit owners.

The VIP Condominium is only a one hour drive from Pattaya and a two hour drive from the new Bangkok Suwarnabhumi international airport. Units and apartments with magnificent mountain and ocean views and excellent onsite facilities are amazingly still available at less than half the price of similar in the more commercialised seaside resorts.

Consequently foreign ownership has recently gone through the roof and prices have started to rise at a percentage rate higher than the national average. Foreign ownership is currently rising at around 1% per month and there are now only approximately 8% of units left available for foreigner purchase! Very soon when the 49% foreign ownership barrier is reached the prices are bound to soar. The property investment potential here is therefore very high.

The Royal Rayong Condo has long been neglected, but we have it on good authority that this year should see an improvement program being instigated, due to a recent management change.
